What is Community Title?
Community title is a form of land ownership and management that gives residents shared ownership of common facilities and Torrens Title over their specific lot. It is essentially a horizontal form of strata title.
In a Community Title Scheme, a Community Plan is registered with the NSW Department of Lands. A Residential Community Association (equivalent to an Owners Corporation in Strata Title) is formed for each Scheme. This Residential Community Association is then divided into smaller precincts. Residents become members of the smaller Precinct Associations when they purchase their lot.
NSW has witnessed significant growth in the use of community title since its introduction in this state in 1989. Approximately 1500 Community Title Schemes exist in New South Wales today. Community title is a valuable tool in creating modern communities.
What is the benefit of Community Title?
Community Title enables residents to enjoy better services and facilities than they would in other developments or established suburbs. Importantly, it also empowers residents with a greater level of input into how their local community is managed and maintained.

Bingara Gorge residents will enjoy membership to the future Country Club, security patrol provided by ClubLINKS Security, maintenance of community land by the Community Association, 120ha of bushland and green open space protected through a dedicated management trust, bike and walking trails, community events, environmentally sustainability initiatives such as state of the art water recycling system and building and landscaping standards to ensure quality neighbouring construction.
The golf course is separately titled and will be owned, operated and maintained by a private company.
